What is Hotel Revenue Management?

Hotel revenue management is the commercial discipline of maximising Revenue per Available Room (RevPAR) by selling the right room to the right guest at the right price through the right channel at the right time.

Unlike static pricing, revenue management treats every available room as a perishable asset — one that generates zero revenue if it goes unsold tonight. The goal is to maximise total room revenue across all rooms, all nights, for the entire year.

The three variables revenue management optimises simultaneously are: Occupancy (what percentage of rooms are sold), ADR — Average Daily Rate (what price those rooms sell at), and Channel Mix (through which distribution channels bookings arrive, and at what commission cost).

Key Hotel Revenue Management Metrics

RevPAR (Revenue per Available Room): Total Room Revenue divided by Total Available Rooms. A hotel with 80% occupancy at ₹5,000 ADR has a RevPAR of ₹4,000. A hotel with 70% occupancy at ₹7,000 ADR has a RevPAR of ₹4,900 — a better commercial outcome despite lower occupancy.

ADR (Average Daily Rate): Total Room Revenue divided by Total Rooms Sold. ADR measures the average price per occupied room and is a key indicator of rate positioning.

GOP (Gross Operating Profit): Revenue minus operating costs. The most important measure for hotel owners — RevPAR growth only matters if it converts to GOP improvement.

Dynamic Pricing for Hotels

Dynamic pricing means adjusting room rates based on real-time demand signals rather than a fixed rack rate. A hotel practising dynamic pricing might charge ₹4,800 on a slow Tuesday, ₹7,200 on a Friday night and ₹12,000 during a local event.

The demand signals that should inform dynamic pricing include: current occupancy levels, booking pace (how fast are future bookings arriving?), competitor rates, day of week patterns, local events, booking window, and market demand signals including festivals and holiday periods.

Static pricing leaves revenue on the table in both directions — underpricing at peak demand and overpricing in soft periods. Dynamic pricing captures the true market rate at every point in time.

OTA Strategy for Hotels

Online Travel Agents — MakeMyTrip, Booking.com, Agoda, Goibibo, Expedia and others — are distribution channels, not business partners. They provide distribution reach in exchange for a commission of typically 15–25% per booking.

A healthy OTA strategy uses OTAs as one channel among several — capturing demand from guests who discover hotels through OTA search, while simultaneously building direct booking channels that capture those guests at zero commission on their next visit.

The most common OTA mistakes Indian hotels make: over-dependence on a single OTA, inconsistent content across platforms, ignoring review management and rate parity violations.

The direct booking channel — your hotel website, booking engine, Google presence and direct guest relationships — is the most valuable revenue channel for any hotel. Every direct booking eliminates OTA commission completely.
